Breaking the 1st investment purchase ice

Good Morning, Everyone! My name is Jeremy and I've always wanted to get involved with real estate investing since I was about 21, but I never did because of getting cold feet! Im moving closer in the direction of my first purchase for a multiplex...I have a decent amount of money able to be used as a down payment and have a reserve, I started an LLC last year, I continue to learn about real estate investing and study market trends in the area, I put together scenarios and run numbers using real homes that are listed on the MLS, but I continue "what if-ing" everything to death and then back out. I even have a friend who owns an investment property and says that I have a TON of knowledge about the subject and says I need to put my plan into action. How did everyone get over their nerves of breaking the ice into purchasing an investment property? Any information would be great. Thanks
