Best way to market rental with current tenant still in place

In every case where I've marketed a unit early and created a "waiting list" of interested tenants for an occupied unit, none of those tenants have taken the unit (they've already moved on to something else after a week or two when they get the follow up) - making all of the leg work required to list the unit early in the first place a pointless waste of time and effort.Finally, I'll also acknowledge that a lot of this is obviously market-driven.

I typically try to have a GC handle all of the major components of the rehab and will have a few separate contracts with Specialty Contractors for work the GC doesn't do (hardwood refinishing, carpeting, HVAC, etc.)For my General Contractor's contract I have a Master Template Document in Word or Google Docs that has all of my major categories and boiler plate Scope of Work notes.I then just delete the stuff I don't need on the project, and customize the project specific notes and give it to my General Contractor.For my Specialty Contractors I don't waste my time writing a separate contract, I generally just sign the Sub's bid proposal.In this scenario I'm really only needing to hassle with one major contract and maybe a few separate bid proposals, so it's not that cumbersome.Otherwise, DocuSign does have an integration with Google Drive which is probably the easiest way to get a digital signature.

With respect to the new Garfield waste ticket policy, a city official admitted that that the purpose is to force owners to evict tenants who violate their waste policy (specifically leaving an empty trash bin on the tree lawn for 12 hours).
