If not, your realtor should be the one finding out the answers to all these questions.I'm not sure what the main source of info is for foreclosure sales in Virginia but I'd suggest that you find out what the trustee sale buyers are using so you have a better idea of what's going on.There are a myriad of reasons why the lender might postpone a sale.

I have a couple of rentals here and other great sources of income so the move is being given much consideration though the decision has been made.

Once the source of moisture is fixed, a mold is easy to fix.

The biggest thing is to keep as much of an arms length transaction as possible. 

I have been considering buying at foreclosures at the courthouse steps as my first source of deals (all my previous experience buying property has been from the MLS).  

My biggest concern is that it doesn't appear as though you are setting aside reserves in your expenses.

It would make sense that the range saw the biggest increase, since that appliance has a lot more metal in it than the others. 

I'm curious to know, for those of you who have experience with long distance investing (from a different country or out of state), what has been the biggest struggle for you and how did you overcome it? 

If it was me I would 1031 exchange your biggest headache for a property that could offset some of the property management cost.
