First,  let me say congrats on identifying a good deal as that's the biggest challenge for most investor!  

The biggest one is deciding between capitalizing (depreciating) expenses vs deducting them.

A good GC is the biggest part of a successful project, maybe even more so in new construction that in renovations.

The biggest advantage is that the minimums are much lower, because you're pulling your money with others.

But not all agents are members of the NAR with the biggest percentage of those being PMs

I believe it is a flat tax of $15 for all new bikes purchased, adult size I think.I drive uber for a while in Portland, bike riders were my biggest fear, they are nuts.

The biggest issue I see with the philosophy of always making sure the tenant is "happy" is that the list will get longer and longer.....it will start small and before you know it, you will be catering to every little issue they want to bring up because you made them "happy" the last time they asked for some concession etc...so why not keep askingIn many ways it's like being a parent..... you have to be able to say NO....or you will have a spoiled, entitled kid on you hands.

That's the biggest misconception CPAs (and attorneys for that matter) have.
