We have looked at various condos, and although nice, it feels like we aren’t getting much value for the price we would have to pay.

Our plan is to house-hack by renting out 2 of the 3 bedrooms for a year or two in order to cut our monthly expenses while saving up for our next investment property, then move out and keep the original house as a long-term rental. 

Zillow scrapes a lot of data from other places and makes some really horrific mistakes.Example - I had unit 1 of a 2-unit condo listed. 

Ironically rent goes up with number of bedrooms, cost is mostly in kitchens and bathrooms.

It especially makes sense if your duplex has more bedrooms and thus more tenants in each unit. 

As a side agreement, we are asking him to convert part of the house into a single-bedroom ADU post-sale.
