I do work with Section-8 tenants and okay with lower-mid class areas but for sure want to avoid any c-class tenant and issues related to that.I would appreciate BP members views on these areas and if there are and red flags.Please share your views, experience and thoughts....Thanks!

My husband said he had expected to make some improvements himself, but this goes way beyond...I'm wondering if the HVAC guy will red tag the furnace, my biggest concern at the moment is for the current tenants' safety.

The beauty is, if you figure out some systems for this, even if they suck at first, you'll make money.

@David Swygert Not sure how you feel about investing in PA, but I find deals for sure...Mostly apartment buildings, Cash on cash returns of 10 to 13% and total returns of 25 to 35%....Most of my investors are investing from 50 to 200k....The beauty is they don't have to do anything other than approve the deal, and sign the partnership agreement.

When I completed the project it was a beautiful house.  

@Adam Smith and @Chris Richey we're in far northern CA (Redding area) but looking to invest in central and southern OR as well as relocate there in a few years.

I've seen several of their houses and the numbers work well for a flipper- a quick $15-25K profit in most houses and occasionally a beauty of a flip.
