A little more information.My lot is a large rectangle with the street to back backyard at about 175' and the side to side about 400' and the house is centrally located on the lot so there is plenty of room for the sale.

You have a limited buyer pool, your upside is small, it could be protracted and expensive (surveys up here cost $1200-1500), if Edmonds claim a right to it, the legal fees could escalate beyond what the property is worth in less than five minutes.I'd see if they will buy your position as-is.
