I am in the midst of dealing with a wholesaler that has left a bad taste in my mouth for the wholesaling business, and am wondering if this is common practice.A little background:  So, I'm trying to sell my house and move to Central Florida for a job opportunity for my husband.

With that background, my question is simple - What is the minimum down payment most lenders require to purchase a 4-plex?

Personally I've been thinking about joining multiple community based organization, connecting with dominate figures in the local area.

I'm always seeking to learn from others & I love to talk strategy on how to dominate the market in our area.

A little bit about me:I'm a Realtor in Dallas and also have a construction background.

I come from a healthcare background, and started dipping my toe into real estate last year.  

Retail buyers still dominate the sales and their purchase habits influence the market more than we do.I also think BP has helped investors expand their mind to other markets and ways of doing deals.  

I'm going find out the best way to leverage my background to make myself more appealing to firms.

As an engineer I don't have a background in a lot of this stuff, so it's great to learn.I'm going to check out that book as well.

Some will have to invest in "funds" (really operating companies) as things evolve because those are likely to be the only suitable constructs under Title IV for non-accredited investors.  506(b) and 506(c) will continue to dominate SPVs and single purpose raises for small projects.
