Cap rates and price/value of a property is a function of net operating income and the perceived risk and (cap rate) which is the desired return given that NOI and risk associated.

I'm 2700 miles away from the property so to watch at all times will be impossible, but if they have a functional alert system in place that could immediately push to my phone, that would be perfect for my needs.I'm certain it's the same individual/neighbor stealing the units each time.

Additional income to the HOA from the STR's should help to offset the cost of cap ex for all members of the HOA and keep the community functioning well with good operational reserves.If you know of other STR operators in your community you'll want to reach out to them and form a group to have more power.Best of luck!

At my old job we worked on steam systems that were so old they were converted from coal to oil to gas and still ran pretty well with no leaks.Usually what kills a steam boiler is dry firing, running without any water in it and that can be caused by something as simple as a clogged return and low water cut off that isnt functioning right.
