What's the point of having a "filter" that allows me to look for certain groups of people I want to connect with if I can't send them similar messages about how we can work together and succeed?

If not maybe that is an option too (if lender will allow it).

I have a successful IT consulting business that has and will hopefully continue to allow me to purchase rental properties with after tax money.With all that being said, I understand the model is about  purchasing properties, refinancing, and going back to purchasing more properties.  

Prior to going through the effort of getting your license, you may want to locate a BIC in your area that will allow you to operate as an investor under their license and guidance, once you get your license.  

My loan officer suggested creating an LLC and buying houses under the company name and using me as the personal guarantor, thus allowing me to own/control four more.

This allows us to invest more money and increase our wealth.

The short term lease though allows you to adjust rents if you feel it's warranted as well.
