I am working on my first flip. and I need a licensed electrician to come to my house and inspect electrical and see if there needs to be anything else done to bring it up to code and validate the electrical permit i bought. and get a green tag from the city. so that I can move forward with my drywall and flooring. i have learned so much more by taking action than i learned from shadowing the investors that bought my wholesale deals in the past. does anyone know an electrician or can u advise a way to go about getting one.

Your question regarding setting up an LLC is better directed toward an attorney, and your question regarding insurance is better directed to an insurance agent -- with hopefully both of them working in tandem with your CPA, who can advise on the tax and accounting implications.

I would also advise taking a look at Antelope Valley (Lancaster & Palmdale) ... a bit farther out, but still driving distance, much lower prices, no rent control, and better day 1 cash flow.

My inspector, handyman, and even one of my prospective tenants (a pilot who used to be a contractor) is advising that I pass on this house...this would definitely be our biggest repair job yet and the foundation issues scare me, BUT the numbers appear to work, so I'm wavering.
