@Nathan Pethers recommend you use the BiggerPockets Agent & PMC lookup features since +95% of agents CLAIM they can work with an investor, but actually only know how to do owner-occupied transactions.Your PMC and agent should work together, on your behalf so make sure they play nice:)

From what I have seen most lenders for private money or hard money what loans for 100k or more, or else the ones that do smaller amounts just don’t advertise.
