He did not like only getting 3 leads a week from the company ( and poor leads at that)  think and watch the movie Glenn Garry Glenn Ross selling dirt.So he bought a printing press and after school a10 YO I had to print 3,000 door hangers before I could go play.then on the weekend myself my brother and usually 2 or 3 friends would then drive to a neighborhood early 5am on a sat or sun and put the door hangers out..

First check your state laws regarding security deposits.If we have a tenant that trashes a property, we cannot just automatically forfeit their security deposit and we have 30 days to send the tenants an itemized list of charges against their deposit.In Texas if an owner does not follow proper procedure even though the tenant trashed the property, the tenant can go back after the owner for triple the security deposit plus attorney fees and court costs.If you accidentally did not follow your state laws, I would immediately refund the total deposit.If you followed your state laws, then you should have at least contractor invoices for the work done to justify the expenses against her security deposit.

With most cities being more hostile than welcoming to STR I would be hard pressed to bet on an area with that kind of uncertainty for two reasons.

It has been working wonderful for me even off season hasn't been bad so far (fingers crossed)  Airbnb gets some negative press with the hotel industry feeling the pinch but I feel it has given it free advertising and more people are aware of it now.
