.-1 unit occupied (seller knows the tenant), 1 unit vacant- Seller and Tenant are family, no leases-Tenant has a pet and is month to month-Agent said they didn't have disclosures yet, I put in a offer same day and it was accepted then he gave disclosure same day.

Of course, never hurts to ask.I would reach out to local banks with only a handful of branches, or credit unions, as they are more likely to be able to hold their loans, and therefore can accept various risks (i.e. you having no credit) and still do the loan.
