Of course, never hurts to ask.I would reach out to local banks with only a handful of branches, or credit unions, as they are more likely to be able to hold their loans, and therefore can accept various risks (i.e. you having no credit) and still do the loan.

You do the report through your chosen company, do not accept tenant provided reports.

Seems highly unlikely to me that they would accept an offer that low.

You need a definitive agreement of the terms, acceptance by the tenant entity.
