Hello BP, Ive been emailing real estate attorneys Ive found online and referrals but none had not got back to me yet.

I have heard of someone powering through the online course in two weeks but I would see that as complete brain damage. 

You wont provide your phone number in your letter but they will now find you online now that they see a possible solution to their issue through the nice guy landlord.If you want to send a xmas gift or do something special then do it through the Property Manager.

Additionally, I'd pull the permit record for the address (usually available with the city records office, often online) and see how officially they did the deep work.
