If you use Navy Federal (what we are using) they have great loan options with similar if not the exact same loan options but without the extra red tape that comes with a va loan.

I wouldn't consider it a red flag necessarily though, especially with the current state of things, the seller may just not want to deal with it since the city isn't currently performing inspections.

If you're looking at a historic home (Red flag here . .. historic means "lots of things beneath the surface that are likely to be found that are hard to know about until you open up the walls)Price is $350k and the rehab budget per the bank is $100k . . . $100k in a historic home doesn't go as far as you'd hope.

I suspect that there will eventually be investigations due to the extremely high likelyhood of extensive fraud with this veritable money cannon, but I suspect it will be randomly selected loans they check into, and probably along with any obvious red flags for fake applications, but no idea what those would look like.

When I've self-closed, I've used ProTitleUSA to run a title report, but (as you may suspect) it doesn't involve their opinion on the quality of the title work but it can raise some red flags.
