I would say to watch out for the trap of looking for the absolute cheapest property, and instead look for a nicer (but still affordable) area so your tenant quality will be higher and you will have more stable rent and property appreciation.

For the renovations business im looking to do quality work at a good price to build an income to invest in local properties as well as helping the community with keeping their properties in good condition at an affordable price.

I have to imagine that whatever is going on with him is seriously impeding his ability to live a happy life, and chances are strong that there is treatment that can really improve his quality of life.

I tried to save money by turning a unit on my own and thought I'd save on cost by not paying a professional, in hindsight I lost many months of rent as turning the unit took longer than expected with a worse quality (big surprise).

I'll be sure to reference whoever can refer me to some quality professionals I end up working with :)
