I recommend finding a RE savvy CPA who can educate you and give you forward looking strategies to help you maximize your profit and tax efficiency.

I have been and continue to educate on real Estate Investing 1.

Been educating myself through BP forums, YouTube, books, meetups, talking to friends with property, etc.

Late payments, high credit utilization, derogatory public records, collections?  

And if you do, you required to have the test done and submit the results to the department of public health. 

Also, from a public records search, I can see that the bank has filed a law suit against the owners for nonpayment of their debt.My questions are:What is the best way to approach this deal?

Maybe it won't be owning the property by yourself but it will start getting you in that direction.Finally, education!
