They took the case all the way to judgment and Writ of Possession (ie Sheriff at the door).Took lots of time and that allowed them to create $9500 of damages.Make the seller deal with it, and perform another walk-thru as soon as they are out.

In an event such as you just experienced, I would report failed payments until I have regained possession of the apartment and had it relet.Speaking of possession, if you have not so done, check the tenancy laws in Maine to see if you need to go through the eviction process to regain possession of the unit (which technically still belongs to your tenants who are merely just "late" at this point).

Cheryl,Indiana law specifically provides that tenants have any and all rights, quiet and enjoyment and otherwise, until the date so ordered by the court as part of eviction proceeding whereby the tenants are to vacate the premises and return possession of landlord.
