The lender also offered to allow me to cross collateralize after 6 months so I can access the funds to use as a downpayment on the next one, just makes me nervous maxing out debt on a single tenant building.

I know of no bank that would do a second position NOO loan other than potentially the bank holds the first D-T and most likely the loan will require cross collateralization with other assets in a traunche or pool.

I'm going to, as usual, agree with Shawn :-) Zip codes in Indy are to wide in variability to give any accurate analysis.If you could provide a rough cross street, would be helpful.

Especially in Phoenix where crossing a major road could mean a big jump in value, I would set up your searches not only by zip code but by cross streets as well.Figure out your criteria (3 bed / 4 bed, at least 2 bath, 1200-1800 square feet, pool / no pool, single story / two story / doesn't matter, garage / carport / doesn't matter, maximum price point, short sale vs. no, etc) and then apply that criteria to the different areas you are looking in.

Once you cross out of the 1-4 family then you're going to have a very tough time finding a lender for the agency products under $1m.
