We are also a licensed property management company focused on long-term rentals from single-family, townhomes, condos, all the way up to 80-unit properties and everything inbetween.

The deal has enough skin on it that we will still make a nice profit (its a multi unit with other units so this isn't our whole budget) so thankfully just comes out be a learning experience.

I don’t have an immediate need for the equity transfer but it seems like the right thing because mobiles are so hard to leverage and I don’t want this new property using up all my equity indefinitely. 

Where does the other $300k come from?

This allows rental income to only be taxed once.
