Jenny Stallings - Did the broker provide you a disclosure “Real Estate Agency Disclosure Form” by law he/she is required to disclose who he/she is representing. - Have you been given the disclosures (Sellers and Lead)?

I suggest you spend some time reading through these forums and your local landlord tenant laws before you end up in a worse situation.

However, please check PA law and make sure you don't have to wait longer. 

Striking out anything on the board approved contract is essentially practicing law without a license.

So you are in a pickle and this would be dependent on your states laws and a how a judge felt about it if it got that far.

@Corie Carpentier This is really up to you and any landlord-tenant laws that exist in your state, HOA regulations, etc. 

Is the bottom floor like a mother in law suite?

I practice real estate and live in Los Angeles and own a few multi units out of state.

The big advantage of Pennsylvania is that laws are more favorable towards the landlord then in NJ.
