My renovated rental is not getting the responses that I thought I was going to get - 3 interested people, 2 of which flaked out and the other wants me to negotiate (a dog but I do not want dogs).

Just remember it's a forum primarily for real estate investors, so most of the responses you'll get are from the perspective of people who prefer real estate as their investment vehicle.

When i am uncertain about a new property and the rents it will fetch, i put out a craigslist ad with the address and whatever pictures i can get my hands on and market it for the rents i want. you should know by the response in a couple of days if the rent is too high or low. 

And how big of a DMM list you think is good to start with to increase my probability of a getting a response and getting quality leads?
