I could only imagine how much more difficult it will be to find a property that will allow you to house hack with positive cash flow. 

I could handle $500-$600 cash to lower the mortgage but I still need to consider this within the financials.

If the seller needs the cash upfront to finish the rehab I would be skeptical, and if they're not willing to use a third party it might be suspect.
