BP -- Is anyone familiar with property management companies to manage STR properties in the South Haven Michigan area?

I contacted our insurance company to ask about an umbrella policy however he said you cannot get an umbrella policy if the house is in a trust.

Does anyone know how we should be valuing a wholesale and flip company?

My understanding is that Seller pays closing costs as per this contract, including Owner's title insurance, settlement fee to title company and any other Title and Escrow/Settlement Charges.

Rumors in the area are that insurance companies will be pulling out and I will be stuck with the expensive, minimal government insurance.  

@Rahul Gupta the absolute best way to use just about ANY vendor is to get a recommendation from another investor in your market that has already used that person/company. 

Rentrange uses data from large property management companies just like mine.

The real key is to use a title company that has done these.

Just curious if anyone has a checklist that they go through when evaluating new property management companies for out of state investing?

First company quoted us $9.5K, 2nd quoted us $4.5K, and the last quoted us $1K and had great references.
