Do you require financial documentation, Tax Returns, or POF?

Hey, Total Newb question but is it possible, when buying an occupied apartment building, to demand a history of tenant rent payment?

Since this thread is still alive, I'll add another 29 cents (adjusted for inflation).You are starting with a cold list, so called in the direct response industry because the names have no recent history of responding to any particular offer.Here's a shocker: most probates are NOT distressed sales. 

We believe we should not have to pay for this based upon falsified documentation/evidence provided us. 

I take down the address and look it up on Zillow to check out photos and past sales history.

So I surrounded myself with other misguided fools like myself, retired at 49 & the rest is history.

I always ask for rental history on properties for my clients and am thorough in my approach. 

And, they provided good documentation on the short term leasing they have been doing. 

@Shannon Connell short sales are history for the most part.

Final thoughts - get at least two contractors to give you a bid and make sure the contractor you hire is licensed and has a positive history of good work.
