I use Quickbooks online for the formal accounting so it's easy for my tax guy to get in there and do his piece every year, since I have an LLC per building.

None offer HELOCs on rental properties that still have a mortgage.There is nothing I want to purchase right now and I will have tenants in the home at least until the end of this year.
