Different people have different experiences I guess.They replaced my HVAC interior coil, fan, exterior capacitor, compressor and fan for $180 (service fee plus freon).Replaced my fridge due to a door warmer that went out.  

I make a lot of the money I tip my workers with from selling old ceiling fans, security screen doors, vanities, toilets, swamp coolers, etc...  

I am a fan of house hacking (living in one and renting the other) and feel that's a great idea.I would get that pre-approval and afterward contact an agent.

I am not a fan of rule of thumb calculations.

The property inspector 6 months ago noted small spots of mold on some baseboard corners, and also noted that he could not find where the bathroom fan penetrated to the exterior.

I am not a fan of buying you own home because you are barely keeping up with inflation and there is a lot of old school dogma around owning you own home.
