Are there templates online that would allow me to put something together, which I could then present to a lawyer? 

I put offers in within minutes of going live and presented my financial prequalifications.

I plan to go thru a hard money lender but can present an offer to the realtor for as is.... because it needs some work.

So I am not able to be physically presents most of the time.

Regardless of your present regulations banks may be extremely hesitant to value based on STR income and will fall back on the most conservative estimates.

This does present a hurdle to RE investors when they are first starting out because most of these new RE investors  do not have much excess cash to cover a large capital expense (or even a moderate cap expense).

I have been presented with an opportunity to invest in 2 syndications: 1) a 500 unit Garden Style (advertised as Class B) apartment community located in the Peachtree Corners neighborhood (around Hwy 140 and 141) of Norcross Georgia and 2) a 200 unit (what looks to be Class C) apartment community at Hillandale Drive near I-10 in Lithonia, GA 30058.
