Target for vandalism which is far more real than most OOS investors can even comprehend unless they have lived in these markets. and then you have the other great pleasure of a PM calling or e mailing saying your vacant house just got broken into and stripped..some people you simply can't please.. any PM that does this for next to nothing will not be here in a few years they will be broke.. again Chris at MI makes no bones about it either.. neither do some of the other pro's I know in the business..Its the owners who have to chill out.. they bought a rental .. this has some income risk and other risk .. this is not a mutual fund.
