Property is in a rural area, so not many investors in the game there, but also agreed on it being strange to still be on the market.Good point - I think those initial repairs would have to go into the initial investment, not budgeted for capex.

If your are truly passionate, you will rise to a level where you will be making good deals, big deals, life changing deals, put the mature card in the game and trust your hard enough of a worker or smart enough to know one day another good deal will appear that only you will see.

If you have a 2 bedroom and you typically get $600-700/month depending on your market, and you can get $400/each bedroom, you are already ahead of the game and could have a non-stop influx of tenancy.

REO is not a game you can peek into if you don't know the rules of disclosure, the will of the bank(s) involved, and the paper agreement.

Also if there are any professionals that you would recommend bringing in that would be able to give insight as to how I should proceed and help develop a game plan.

I have a bankruptcy that i'm almost 2 years out from and I'm told i'm not eligible for a HELOC for 5-7 years from discharge and a refinance not eligible until at the 2 year mark in October.I'm just wondering if this is an option or if anyone has seen or done this in the past.Question: After i find a deal and look into finding a private money lender, since I have no "skin in the game" as it would be my first deal and have very little capital, would a private lender be open to financing 100% of the purchase and rehab cost and accepting a lien on my house with the equity I've built up?

At this point, I think I need to step up my game.
