And I know that the very last thing I want to do is inherit tenants, even if they timely pay their rent because they won't be happy with my sudden rent increase.So, I countered to the seller, that the seller either: (1) deliver vacant; or (2) arrange for the tenants to agree to my new licenses, which will have quite the rent increase.Thoughts?

If you purchase the note and have obtained the deed you have ownership of a free and clear property; if there are subordinate liens you can wipe them out by foreclosing and hopefully retaining ownership by bidding the loan amount due, plus interest, legal fees, costs, etc, and nobody bidding higher.Btw, if liquidity is an issue I can purchase the note using my funds and arrange a new note for you.
