I actually prefer to JV with potential partners on each deal because it is easy to "split up" later on if things go south after one, two, or X deals.Be careful about securities laws if one party is passive!

Do some research and ask an attorney, but I believe there are federal laws which ensure an electronic signature is equal to a pen and paper signature.

In fact, it's VERY difficult to mortgage an amount below what you are financing because the various fees charged by the mortgage company start to become so high, as a ratio to the amount finance, that usury laws start prohibiting the loans as the mortgage companies will only reduce their fees so much.

NOtes do not get extinguished and you should never pay anyone or any company upfront to provide a service until that service is completed to your full satisfaction.In fact, I believe such a service would violate new federal and state laws that were passed to protect homeowners (particularly those in short sale stages).

(Unfortunately doing month to month leases is not allowed where I live due to a special law here)My only rationale for offering the security back was to give them an incentive to return the place undamaged.I don't know whether asking for the two month penalty to get out of the lease is realistic.
