Don't get a partner and an LLC and hard money and be amazed it's difficult to refi and takes more than owning it a week as your HML deadline looms. . 

We are getting ready to relocate and for the first time, rather than looking at the 4 bed/3 bath, with game room/loft and huge yard with pool in amazing neighborhoods we are looking at smaller houses in quiet neighborhoods that we can potentially rent out in a year or two.

So all in all, I think even with the additional repairs, it'll still end up being a decent investment, just not the amazing one I thought it would be.
