You have options, which is a great place to be.One option to evaluate would be to do the 0% down, keep the funds in a conservative account (CD, high yield savings, wealthfront if it is conservative etc) while you educate yourself.

My primary residence, I am in a 100 unit syndication, and while not a property, I do own my own business that I am working on growing and expanding which will have the opportunity if done right to have even better yields than RE.
