.- Change all kitchen / bath, garage and outside outlets to GFCI, depending on jurisdiction sometimes we change to separate circuit on Arc Fault breakers- Move Microwave to separate circuit- Add hardwired smoke / carbon detectors to code- Add Air hammer arrestors to fridge, D/W, Laundry- If replacing windows, ensure all new windows meet egress.Well be wrapping up tile, flooring, and swapping out the light fixtures next couple days!

If you don't want OSB for subfloors or sheathing, you can upgrade with plywood, I don't see the need...My $67 a foot includes extras such as, 9' first floor ceilings, wood burning fireplace, high hat lighting, upper tier granite kitchen & bath tops, hard wired for alarm system.

One of the rooms needs a patch in the ceiling where we relocated the light, so I'll probably just scrape an retexture that one, but I really don't want to do that on all the ceilings if I don't have to.

The traditional HomePath loan that they offer on their own properties are properties deemed by their inspectors to be livable and only in need of minor cosmetics at most.The HomePath Renovation mortgage relates to a property that needs some work, but is still a manageable project by the average consumer or light contractor.

The key is to reduce the spackle to an amount slightly higher than the rest of the wall and then lightly sand to make it blend in.
