HelloI am looking to close a lease option deal next week in Illinois.

Sadly for me, I discovered BiggerPockets just a few weeks ago.

I’m fairly new to BP, I’ve been an onlooker for a few weeks now.

There is a circular (26-18-6) https://www.benefits.va.gov/HOMELOANS/documents/circulars/26_18_6.pdf the VA just put out a couple weeks ago regarding VA loans for improvement and construction.

You'd have to work over 12 weeks full-time at $100/hour to save 50k.

However, closing is one week from today and a few days ago we learned that there is still one tenant who has not moved out.

Thinking about getting a management company in the interim so I don't have to deal with the week to week aspects of being a landlord until I get good enough that I can quite my job down the line.  

Painfully going through old offers that would've been great deals if I had only gone in at asking 18 months ago, but I digress...I was in KC last week and looked at a lot of property that would work.

I didn't even know the guy (he had died 6 months before I purchased the property), and he STILL delayed my services almost a full week!

I have  folks with these restricted pets calling me weekly to rent from me....
