Try viewing your own listing in a different web browser as if you were a prospective renter and make sure the location and all relevant details are accurate. 

I have cash ready for cash investments, i also have talked to a few lenders but want to expand my lender list, i have a friend who has done light remodels and i plan to do only cosmetic fixes (because i am a beginner), in regards to finding distressed properties, i have talked to an agent from bigger pockets but i still want more agents, i also search in classifieds, i am also in search of a title company (i need help) is there anything that i am missing please?

I have used every lead company under the sun and finally figured it out when I started creating my own leads using classified ads that link to my sites that create leads and put them into crm software to always follow up, there are some great lead management softwares that call the lead (all automated) and filter out tire kickers.

Is it possible to find reliable wholesalers on the web- meaning not necessarily through craigslist but that have their own websites?

I find it curious that there is very little negative info on them on the web, even Mother Theresa who was a saint had detractors especially on the web.

Not sure about other states but in Texas you can type the property address into the county appraisal district web site and get the owner for free.
