When an owner can't sell the whole shooting match, this gives them an exit.Accounting wise, the first year you carry your asset at cost, but since fractional interests are less valuable than a majority interest or equal interests after a year you can adjust to the fair market value claiming the percentage ow ownership, in other words, real equity.Even with a minority interest you can take full charge of ownership duties, including the power to sell!

great points.. and its what really makes working all over the country interesting.. especially when it comes to title work as you described.. not sure how you folks close in CO Attorney or Title company.. but in Attorney states your not getting title pulled and committed to in any short period of time. you would think though that if the OP has a pipeline to a great wholesaler in your area that wholesaler takes on the duty of checking title. when I was doing foreclosure rescue in ORegon and Washington ( before it became illegal) we closed many a deal within 24 hours. and or same day.. but of course we took them with whatever hair we had on them and took the risk.. got burnt a few times. but our title plants and our customer service here in our area is over the top good..

Also, you might need a certificate of occupancy to be able to rent out to a paying "tenant".As a landlord, you also have a duty to make sure your dwelling is safe.

Hello,Our property managment company states they are advised by Texas Association of Realtor (TAR), before seeing a copy of our rental/tenant screening report, vital information must be blacked out (i.e., DOB, Driver's License, SS#).
