And, I guess for  @Brian Gibbons it varies.I realize that you can write it up either way - just wondering how each of you handled it.Obviously, a credit towards the down payment makes it more appealing to a buyer, but it does affect the seller's bottom line.

@Joe Gore If this is the same judge you said can just kick a tenant out during an eviction and does not have to respect the appeal period which is mandated by state law I cannot wait for the answer !
