Maybe you could take a video with your phone and post it on the forums for suggestions.They say a "picture is worth a thousand words" for a reason.

In Indiana we have a free site to check people out on (doxpop.com) which brings up all of their interactions with the court system.She has a history, but she's been up front about it.

Many people on this site will tell you to just study this site which is helpful but you need more actual hands on interaction.

Whether I am licensed or not, I would buy it sub2, get the deed, see an attorney, and video the seller as to knowing the risks of the due on sale clause.Then I have options as to rent it, lease 2 own, or sell it.

@Kendall Bond I looked at your site and watched and labored over the video that took 11 minutes to show me how to use the search function. 

In the following videos he speaks with two members of the Ohio State Board of Commerce Real Estate Division.

It's a great off-line group where you get face-to-face interaction.
