I am sure it varies from investor to investor, but I am personally least comfortable with estimating insurance costs than other finer points in a valuation (management fees, construction costs, maintenance costs, taxes, etc.).

Make sure you get full pricing from any of PM you speak with ---- they tend to vary (i.e. one could be 10%, but there are no "add ons" so to speak, and another could be 7% and have alot of additional charges).
