If the tenants are already being difficult, assuming you are being reasonable, I'd cut my losses and tell them that they'll need to vacate at the end of the term.

But maybe there are reasons out there that I haven't thought about it and still need to serve him 3 days pay or vacate notice ? 

I’ve got 5 vacation rental cabins, and they do really well, but they are in an area with heavy tourist traffic.

They left the room in decent condition  On April 27, a steam cleaner came to steam clean the vacated room.On May 19, my other roommate surfaced that he was getting flea bites.

I am considering buying a property to use a short term rental (likely in Dallas, Amarillo or San Antonio areas - for airbnb, vrbo, vacation rentals etc.). 

This may not be quite as relevant because I'm primarily with vacation rentals up to this point, but I've had a lot of experience with different dogs (no cats allowed) many times a year with each property.   

@Tchaka Owen I tried to just give them 70% of the purchase price until vacated, but it turned out with what they owed and back taxes there was nothing left.

@Jerry Guzman, make a plan and show her how it impacts your financial situation over time--e.g. paying off debt, kid's college, vacations, etc.Highlight financial security and how RE can be a hedge against the whims of working in a corporate environment.Don't expect her to get on board right away.
