I don't have any real rehab skills myself, I am an able bodied guy, and can learn, but I have no real skills at this time.Come December (after the holidays) I am looking for the quickest way possible to put 5k in my hands to breath for 2 months, followed by 10k, 20k, and then focus on regular passive income and continual flips.

To maximize the return, get a fixer upper fourplex and renovate the unit you live in, moving around and raising rents as you complete the renovations.Once all units are renovated, the property should cash flow if you rented all units.

The high was on the beach a few lost a year ago a few were going for 100k to 150K and the mid high looked at a few fixer uppers in there historic district in wilmington I think on market street saw some ok deals.
