Our Cuyahoga County tax rates have been updated to reflect 2019 rates (paid in 2020), you can now view the updated tax rates here and on the county auditor's website.A good reminder for those who have yet to purchase property in the Cleveland area - property taxes rarely ever stay the same and the tax figures you see on the MLS and online listings are just about useless for underwriting.

I will take your advice to put 5% down and talk to my lender about prepay PMI on a 4-7 bedroom house.I'm currently renting and I'll probably do some renovation (putting hardwood floors, adding another room, and updating some bathrooms) prior to moving-in.

The few items I see that you (maybe) missed were capital expenditures (CapEx), Lawn/Snow care expenses, and $1,500 for maintenance might be kind of lite if the property is older/not updated.

Specifically if a given property has updated systems and is held for a shorter period, the Cap Ex budgeted would be lower than a long-term hold with dated plumbing, electrical and requiring a new roof.Better to over estimate and have plenty of reserves just in case instead of the alternative.
