I know as an RE investor, I have always been focused on out of state, and I started with both private lending and buying turnkey and still do both of those things, but late last year I started investing in a unique crowdfunding platform, where I bought into a portfolio of 10 rental properties that the managers already own, and I co-own with them.

So, if the property is...unique...and doesn't qualify for a conventional loan, a portfolio lender may decide the issues are no big deal and make the loan.If nothing else, you can at least plead your case to a portfolio lender!
