The best thing that worked for me was to plan for everything I could, then pull the trigger.

It also won't trigger the call on transfer clause from the bank because moving into a land trust doesn't require a filing with the county.The only drawback is that you will have to pay an attorney of course but it may be worth it. 

Your tax return isn’t going to trigger any “cross checking” with your “occupancy status”.  

I too have been seeing a good amount of negative reactions when it comes to investing in a condo, making me a little hesitant on pulling the trigger. 

I will be in a position to put a down payment on a apartment in the next year, and I’m trying to learn everything I can about them before I pull the trigger.

If your okay renting to someone with neon pink hair teardrop face tattoos and lips and nose covered in trinkets and fish hooks then go for it

(I'm not downplaying experience, I just happen to have a friend in another state who has been a vortex of weird real estate events over the last couple of years, and every agent she has worked with has been a long-time pro - some of the most hair-raising things I've ever heard of have happened or nearly happened due to their advice, so I'm just saying... :)

Just keep moving forward in educating yourself so you feel confident once you have the money to put down onto a deal you will be ready to pull the trigger when an opportunity presents itself.Best of luck
