Not sure about putting one in a middle-class home, but if you have a home designed for entertaining with a nice bar and if you have frequent parties, a urinal is a great idea for the bar's bathroom.

Have a buddy with you introduce him as a contractor , tell him you want to measure for bars on the windows and a 8 ft chain link fence around the yard while you are talking to the tenants .    

How do you find good attorneys to do this, separating the great from those who barely passed the bar?

The master suite should be awesome with an office space,You might think of having  a swimming pool, a nice court yard and bbq area, definitely provide a well defined entertainment area inside and outside, perhaps a spa with a bar area, redwood decks even a tennis court but you can take that as an option.

My concern with some of these areas though is that the school systems don't seem to be as good (Average/Below Average) and while they may be gentrifying as prices on the westside climb, there are still bars on the windows - thinking that may hamper my ability to find good tenants as fast as I'd like, but Im still doing research.

I see one, half legitimate concern, barring any fraud or misrepresentation by the landlord.

Overall, I find Apple tech support (Genius Bar) to be very good.
