My tile guy gets $3.00 per sq ft to lay viny plank and $6.00 to do vinyl plank stairs, home depot tries contracting him out for $1.50 per sq ft for carpet so he doesn't even answer the phone when they call anymore.There's no magic answer I guess.

Income tax or not, high or low property taxes, tile or asphalt shingles, basements and foundation types, etc etc...Over the last 20 years with a dozen properties in Vegas my management is 8% (plus a few hundred here or there for renewals or tenant placement, but way under 9%.) my vacancy is WAAY under 2%, probably under 1%.

BUT what you can do is place a letter/statement in your credit bureau report that explains the late payments and why it was due to a "specific event" - not a pattern of payment.

Their advantage over California properties is prices, taxes and laws their advantage over most of the midwestern cheaper markets is newer houses, stucco siding, tile roofs, no state income taxes, lower property taxes, cheaper insurance, less weather issues.Living in California I think your best options are here and Phoenix Good luck whatever you choose to do.

I was surprised when I had a licensed plumber use shark bite in an inaccessible spot behind the shower, so all my brand new tile was likely to get busted out WHEN (not if) it leaks.
