Eventually we will have one,  so someone amongst thousands of others will guess right but do you have time to really go through all that? 

Or is it necessary to walk through with a structural and MEP engineer and a contractor before putting numbers together?

Because the lenses our folks were looking through were different for every person.

I have been looking into some of the online courses from The CE shop and other online portals to buy a course to get through my realtor licensing studies, but I am confused on which one is the best one.

We use Furnished Finder's landlord resources and also look through the listings in our market, both comparable and larger/smaller.

I was thinking to get the price locked down through appraisal and negotiation, then we will pay the equity in cash to the seller and assume their mortgage.

I can give you real world example of someone I know personally that bought directly from a seller (and it was "family") that went directly through a seller and is now in a situation where he spent more than the property was worth, the property had termites and needed new flooring.
